Robertson Property Management offer a personal and professional service which can be tailored to your own specific needs. We can help you through the many aspects of your buy-to-let investment. We will help you to find a property to suit your budget, furnish it with the appropriate fixtures and fittings, find suitable tenants and deal with the day-to-day management of the property:
Full Management
To make life a little easier, Robertson Property Management offer a full management package. This service includes:
Property Management Set Up
Consultation with yourselves
- View property and prepare suitable advertisements
- Effective marketing in mainstream areas
- Handle propspective tenants and their applications together with checking references
- Preparation of lease and inventory (written and photographic)
- Ensure that utilities have been read and the providers are informed of the change
- Notify appropriate council tax office
Monthly Property Management
Day to day running of all properties
- Handling tenants
- Dealing with necessary repairs
- Electrical periodic certificates are in place
- Gas safety certificates
Marketing
Robertson Property Management will take photographs of the property and prepare detailed and accurate property schedules. These will then be advertised both on this website and in the relevant publications. The property details will be made available to interested parties.
Lease
Robertson Property Management will be reponsible for drawing up the lease and the serving of form AT5 (in accordance with government legislation). The lease will be offered under a short assured tenency agreement, and will be offered for a minimum period of twelve months.
Inventory
In the case of furnished property, a photographic and written inventory will be prepared prior to occupation to record the condition of the property and its contents.
Deposit
Robertson Property Management will collect the deposit from the tenant on your behalf, and transfer this to your own bank account.
Utilities and Council Tax
Robertson Property Management will take meter readings and supply the utility firms with the new tenant information. The local council will also be informed of the new details for Council Tax purposes.
Maintenance
Robertson Property Managament will take care of the day-to-day maintenance of your buy-to-let investment. We will:
- Collect monthly rental and transfer this to your own bank account
- Supply financial statements to the landlord and copies to accountants if required
- Undertake inspections of the property
- Arrange any necessary maintenance, repair or snagging works
Conclusion of Tenancy
Robertson Property Management will also be responsible for finalising the tenancy, including the serving of the 'Notice to Quit' (where appropriate) or form AT6 as required. Robertson Property Management will also check the inventory to assess any damages, process the return of the deposit to the tenant and ensure the property is fit for re-let.
Property Finding
For those who have not yet taken the first step towards becoming a landlord, Robertson Property Management can help. We can find a suitable property to match your requirements within a given budget to receive the best balance between a good monthly income and its long-term return. We will help you to purchase the property, advise you on setting a realistic monthly rental rate and on the potential return of your property investment.
We can also inspect the property and advise you regarding statuatory safety regulations and about houses in multiple occupancy. We will also be pleased to arrange insurance cover suitable for such a buy-to-let investment.
Property Furnishing
Once you have purchased your property we also offer a property furnishing service. With this service we will inspect the property's existing furnishings and submit a detailed report to you about any changes needed to bring the property up to scratch. We will then organise and oversee the purchase and installation of suitable furniture, appliances and equipment, the purchase and fitting of carpets and be reponsible for decorating the property.
When letting a property as furnished we suggest you use the following list as a minimum guideline.
- Floor coverings and blinds/curtains throughout the property
- Fridge freezer, cooker, washing machine, electric kettle and toaster
- Basic kitchen equipment to include saucepans, cooking utensils, chopping board, rubbish bin etc
- Six piece sets of basic cutlery, crockery and glassware
- Living room furniture to include sofa, coffee table and, if there is space, a dining table and chairs
- Bedroom furniture to include beds with mattresses, chests of drawers, wardrobes and bedside tables
- Bathroom accessories and shower curtain.

Tenant Finding
Robertson Property Management offer a 'tenant-finding' service where full management is not required. This service includes:
- Creation of the Property Schedule
- Advertisement (both online and in the relevant publications)
- Conducting accompanied viewings
- Interviewing potential tenants
- Reference check on potential tenants
- Deposit collection
Fees
Robertson Property Management charge £250 for the property management set up (including lease preparation, inventory and tenant finding), and a rate of 12.5% of the gross monthly rental thereafter for the monthly management package.
